Terms and Conditions
PAYMENT: A deposit of 25% of the rent should be paid on booking, with the balance due 30 days before the holiday start date. The balance and deposit should be paid together if the booking occurs within 30 days of the start date. No provisional, verbal or "advance" booking will be regarded as final until this deposit has been received. Once a booking has been made and accepted a legally binding contract is entered into and the tenant will be liable for payment of the full amount of rent.
PAYMENT METHOD: Payment by cheque or bank transfer is welcomed. In special circumstances (particularly if booking from abroad for example) payment by credit card may be preferred but this incurs an additional 10% administration charge.
NON-PAYMENT: Nonpayment of the balance of rent by the due time will be treated as cancellation and the property will be regarded as available for re-letting.
CANCELLATION: If is has been possible to re-let the property for the period of cancellation, only 10% of the rent will be retained, plus any special advertising expenses or agents' commission agreed with the tenant and the balance of any money paid to date will be refunded.
INSURANCE: Insurance against cancellation is strongly advised. This must be carried out when booking if possible. If you would like an insurance application form we are happy to send one to you in the post. However, if a tenant cancels due to circumstances not covered by the insurance policy and the property is unable to be re-let, the tenant is still liable for the balance of rent if this has not already been paid.
CONDITIONS: The rent will include the use of the property and all contents. The tenant agrees to keep the property and all fitments, furniture, equipment and other contents in or on the property in a like state of repair and condition, other than fair wear and tear, as at the commencement of letting, and will pay for loss, damage or breakage that may occur during the period of let.The tenant undertakes to leave the property and all utensils and equipment in a clean and tidy condition at the conclusion of the period of let. Dogs must be house-trained and kept off furniture and under full control at all times.
No subletting will be allowed, and numbers must not exceed the numbers agreed.
The booking is made on the understanding that the property is available to the tenant on the dates agreed. If for any reason beyond the owners' control (e.g. fire damage etc.) the property is not available on the date booked, all monies paid by the tenant shall be returned in full, but the tenant shall have no further claim against the owners.
